Dear Residents and Neighbours,

As you may know, we submitted an application to the City of Toronto proposing new rental housing and new amenities at 111 Pacific Avenue, 255 Glenlake Avenue and 66 Oakmount Road. Prior to filing this application, we met with many of you in November 2016 to review our initial concept, which was subsequently modified based on your feedback and submitted in December. In May, we gathered again to hear your opinions on the new proposal and heard some valuable, constructive feedback. We again thank all those who attended these meetings.

As you may be aware, a number of potentially significant changes to the land use planning framework in our city and the province are currently in progress. As a result of the uncertainty around the potential changes, we have decided to file an appeal of our development application to the Ontario Municipal Board. Were it not for the uncertainty presented by draft legislation introduced in May, we would not be filing an appeal.

An appeal will not change our approach to working with the community and city officials.  We intend to continue the conversation with the High Park Community Alliance and the broader community that we have started.  We intend to fully participate in the working group sessions planned for later this year to continue the sensible, collaborative approach that we started when we brought our initial concept to the community in November 2016, prior to filing a revised proposal with our development application in December. We hope that the neighbourhood will share this vision and continue to contribute to the planning to be done.

The City of Toronto will be hosting a Community Consultation to provide an opportunity for feedback on the proposal as submitted in February. The project team will be in attendance to give a short presentation and respond to questions. Details are provided below

March 3rd, 2017

The Zoning By-Law Amendment application materials submitted on February 21st, 2017 are now posted to the City’s Development Application website. You can view and download the materials by following the link here.

February 22nd, 2017

The balance of the materials required for a complete Zoning By-Law Amendment application was provided to the City of Toronto on February 21st, 2017. The submission materials are consistent with the December 21st application and provides greater detail in the form of additional drawings, reports and studies. 

We will provide a link to the application submission details on the City’s Development Application website when City Staff have had an opportunity to upload all files. We expect that this could take 1-2 weeks.

December 21st, 2016

A Zoning By-law Amendment application was submitted (File No. 16 269597 WET 13 OZ) to the City of Toronto on December 21st. The table below summarizes the key changes made to the preliminary site plan as a result of the feedback received at the November 1st and 2nd meetings.

The December 21st submission did not reflect the full package of materials. We anticipate the balance of the required materials will be submitted in early February 2017.

Changes since Community Meeting Plan (November 2, 2016)

1.  Proposed setbacks to property lines for all new buildings increased from 1m to 5m.
2.  Four (4) proposed Townhomes removed to preserve aperture to entry at 255 Glenlake.
3. Five (5) proposed Townhomes fronting Pacific Avenue removed to provide increased space for a community opportunity.
4.  Parking and loading north of 111 Pacific reconfigured to reemphasize pedestrian access. Addition of three (3) loading spaces to facilitate moving/deliveries and five (5) surface parking spaces to facilitate pick-up, drop-off and programming for the proposed Amenity Building.
5.  Proposed height of the Tower 2 (North) reduced by five (5) storeys, from 34 to 29.
6.  Amenity Building reconfigured to minimize impact to 111 Pacific. The programming of this building will continue to evolve as we engage with our residents.
7.  Service Building and garage access reconfigured to minimize impact to 66 Oakmount and facilitate pick-up and drop-off.
8.  Proposed height of the Tower 1 (South) reduced by five (5) storeys, from 38 to 33. Roughly 4,850 sf of community-serving retail proposed at ground floor.
9.  Privately-owned areas in front of 111 Pacific Avenue and 66 Oakmount Road identified as potential opportunities for community use, to be discussed with existing residents and larger community.

November 2nd, 2016

The concept as presented at the November 1st and 2nd meetings is preliminary. The information below is reflective of this preliminary plan and is subject to change as we work through the feedback received from our residents, the wider community and City of Toronto staff. 

  • Two rental tower buildings at 38 and 34 storeys in height, including 2-storey rental townhomes at the base of the tower.
  • One mid-rise rental building fronting Oakmount Road at 8 storeys in height, including 2-storey rental townhomes at the base of the tower.
  • 29 3-storey rental townhomes fronting on Glenlake Avenue and Pacific Avenue.
  • Approximately 700-800 units.
  • A centralized, accessible amenity building providing new amenity space for existing and new residents.
  • The opportunity to reimagine the edges of the site to provide attractive areas for our residents and the larger community to gather and socialize.
  • Parking for all existing and proposed units is proposed within the underground garage, including the townhomes. Visitor and car share parking envisioned at grade.
  • Construction is not anticipated to commence until 2020.
