• Fine Grading and grade compacting (north side of 750 York Mills) which will be followed by placing new asphalt to complete Parking Lot C by October 7th

• October 11th start relocating tenant parking from 17 Farmstead building to Parking Lot C. Start decommissioning both East and West Garage in preparation of demolition

• Residents in surface Parking Lot B to be relocated to Parking Lot A starting September 19th 2022. Surface Parking Lot B to be fenced off for construction.

• Civil work about 85% complete at 750 York Mills for new storm and sanitary services. Precast storm chamber installation to be completed by September 22nd 2022. 

• Install in-ground electrical services which will be followed by fine grading work and start asphalt paving at Parking Lot C (north end of 750 York Mills building)

• Re-direct and connect 740 York Mills existing main sanitary line to Leslie St.

• Asphalt equipment and machinery

• Parking A asphalt paving to be completed by September 9th and to be followed by pavement markings/painting

• Civil work around 60% complete at 750 York Mills for new storm & sanitary services. Precast storm chambers to be delivered to site starting September 7th 

• Excavating contractor to start preparing subgrade for Parking Lot C at the North End of 750 York Mills

• Parking A Landscaping & Sodding started on August 19th which will be followed by asphalt paving in the week of August 29th

Traffic control guard will be stationed at both York Mills Road & Farmstead Road entrances to control & maintain all construction vehicle traffic entering & exiting the site.

• 750 York Mills garage demolition to be completed by August 12th; stockpile soil material currently at Parking A is to be used to complete garage backfill which is 50% complete.

• Site Servicing trade to mobilize August 8th to complete installing storm & sanitary services for 740 & 750 York Mills buildings & start preparing new sanitary connections at east property line along Leslie St.

• Continue importing granular materials at Parking A area & start in-ground electrical services for future parking surface lot.

• Complete new development hydro connections at 17 Farmstead with Toronto Hydro & set up construction temporary power infrastructure.

During the next two weeks we can expect the following traffic on site:

• Dump trucks exporting soil, shale & granular materials

• Transport trailers & mid-size delivery trucks delivering site servicing materials, pipes & concrete manhole structures.

• Mobile cranes to hoist pre-cast storm chamber tanks along with stone slinger trucks to place stone granular materials

Traffic control guard will be stationed at both York Mills Road & Farmstead Road entrances to control & maintain all construction vehicle traffic entering & exiting site. 

• 750 York Mills garage demolition in progress about 75% complete; will be followed by garage backfilling

• Parking A subgrade backfilling to prepare for asphalt paving

• Site Servicing work east of 750 York mills including pre-cast tank storm chambers along with continuing 740 YM SAN line north of 750

During next two weeks we can expect following traffic on site:

• Dump trucks exporting soil and demolished concrete, as well as trucks importing granular and soil material

• Transport trailers and mid-size delivery trucks delivering site materials & large sized equipment such as excavators/drumroll compactors

• Transport trailers & mobile cranes to ship & hoist into place concrete storm chambers

All vehicles and trucks will enter/exit site from the southern York mills entrance & NE corner on Farmstead Rd. * traffic control guard will be stationed at each entrance.

•       During the next two weeks, we will continue to complete some sprinkler and electrical work in the underground garages of the existing buildings.

•       We will also continue the preparation of the south-east corner parking lot. The work in this area includes building retaining walls, importing and spreading of gravel, and pouring of concrete.

•       Demolition work at the 750 parking structure will also continue in the following two weeks.

During this time, trucks would be importing gravel to site and haul soil off site. There would also be other miscellaneous excavation equipment as well as concrete trucks. Demolition equipment such as hydraulic jacks and etc. will also be used at the 750 parking garage and dump trucks will be moving the demolition spoils from site.

·        740 & 750 York Mills Building Entrances will be re-open back to residents/property management along with new fire route roadway 

·        Middle Courtyard between 740 & 750 YM Parking Lot B Surface level will only be opened for the relocation of resident parking from 750 YM

·        Demolition Exit stairwell at the south side of 750 YM Carport garage followed by completing FDC connection and fire hydrant

·        Parking A Excavation works for Temporary Parking Structure

·        Parking A installation of precast landscape walls along York Mills

Please note the week of July 4th we are targeting to start the demolition of the 750 York Mills Garage.

 During the next two weeks we can expect the following traffic on site:

·        Dump trucks exporting on site soil and importing granular materials & removal of demolished concrete garage

·        Transport trailers & mid-size delivery trucks delivering site materials & large sized equipment such as excavators & compacting machine

·        Concrete trucks & concrete line pumps/equipment

All vehicles will enter/exit site from southern York mills entrance of site. the week of July 4th 2022, the same vehicles mentioned above will also be using Farmstead Rd to access north end of site. (full time traffic control will be in place at each site entrance during construction hours only)

The labour union strikes that were affecting the progress are now over and we are back at proceeding with construction activities in the middle and south-east courtyards as well as the parking garages. Over the next two weeks we will continue with the following activities:

• Middle Courtyard: Trades would be working on grading and placing of asphalt to prepare the area for additional surface parking. There are also some sanitary connections that will be completed in this area in the next two weeks.

• South-East Courtyard (Leslie and York Mills): We continue with excavation and preparation for installing retaining walls to accommodate the surface parking lot to be built in this area.

• 750 York Mills Parking Garage: Work will continue to build the walls that are required to for the demolition process to commence.

Over the next two weeks we can expect the following construction vehicle traffic on site:

• Dump trucks exporting on site soil & importing granular materials

• Asphalt machines/equipment & trucks 

• Hydrovac excavation trucks 

• Transport trailers & mid-size delivery trucks delivering site materials 

• Concrete trucks & concrete line pumps/equipment

The next two weeks' activity is as follows:

• Work continues on the site servicing excavation and storm tank chamber installation.

• Parking pad excavation and engineering backfill is taking place.

• Asphalt placing / new fire routes will be constructed in front of 740 and 750 York Mills entrances.

During the next two weeks, the following traffic can be expected on-site:

• Dump trucks exporting site soil and importing granular material.

• Asphalt machines/ equipment and trucks

• Hydrovac excavation trucks exposing existing site services and utilities (as required)

• Transport trailers and mid-size delivery trucks delivery site materials.

• The Site Servicing and Underground Drainage contractor will continue working on the center courtyard.

• The excavating contractor will be working on the south-east corner to prepare the surface parking area. 

• Preparation work will commence in the underground garage to allow for start of demolition work east of 750 York Mills.

• Electrician will work on site on a small scale to complete the prep work prior to demolition.

Dump trucks will continue to move in and out of the job site removing soil using the York Mills entrance. Concrete trucks and pumps may also be on site to complete the work required in the underground parking before the start of demolition. Additional machinery (bob cats, mini excavators, etc.) may be delivered or removed from site as necessary.

• Concrete work at the entrance of 740 York mills: New entrance steps & planters boxes

• Site servicing work in progress in between 740-750 York mills: Installation of Sanitary & Storm lines along with new fire hydrant & standpipe connections

• Continue on-site stockpiling of excavated material within the fenced area at NW corner of Leslie/York mills

During the next two weeks we can expect trucks importing granular material, concrete supply trucks & transport trailers delivering site service materials such as concrete manholes, storm chambers & piping. All deliveries vehicles will enter site from southern York mills entrance of site.

• Demolition of the entrance canopies is now complete at both 740 and 750 York Mills.

• We continue to work on preparing the surface parking lot on the south west corner.

• The Site Servicing and Underslab Drainage will mobilize to site the week of March 21st to start working on the storm water management system in the middle courtyard.

During next two weeks we can expected trucks hauling soil off site using the York Mills entrance. Mobilization by our site servicing contractor would mean delivery of some new machines, equipment, and material to site. 

• Demolition work has commenced at the canopy at 750 

• We are leveling the center courtyard area.

• Once the work is completed at the center courtyard area the excavating contractor would move to the level the surface parking area on the south east corner.

• Depending on the weather conditions and coordination with property management, we might have some parking numbering (line painting) on the parking lots on Farmstead.

During the following two weeks, we can expect dump trucks to move in and out of the job site removing soil using York Mills entrance. We also expect trucks delivering stone and possibly asphalt to be on site. Additional machinery (bob cats, mini excavators, etc.) may be delivered or removed from site as necessary.

The Project will undertake construction activities between the hours of 7:00am to 7:00pm Monday to Friday and 9:00am to 7:00pm on Saturdays in accordance with the City of Toronto By-Laws. Start-up and warm-up of equipment will not commence until after 7:00am on weekdays and 9:00am on Saturday. If it is deemed necessary to undertake construction activities outside of the above hours, the Construction Manager will coordinate and obtain the required approvals from the City of Toronto.  Notification of weekend work times that may cause noise and disruption, will be communicated in advance.  Where possible, weekend work will be generally avoided.

In order to reduce disturbances to neighbouring residents and the public, the Construction Manager and team will direct workers not to park on the streets or resident/visitor parking. No construction staging or idling will be permitted along Farmstead, Leslie Street or York Mills.

The replacement of the existing parking garages and carports requires the erection of two (2) temporary parking structures. The provision of the temporary structures is allowed for a period of not more than two years from their date of temporary parking permit receipt.
